INTERNET: Sky or hell for the realtor?

When me less he/she waited, the question came, almost as a direct one in the chin: "Teacher, you believe that the internet will substitute the realtor; is she really a threat for us?", he/she asked a broker in the bottom of the auditorium, with a clear look of concern. I thought a little, I looked with conviction at her and he/she said "No." Did she come there with that annoying habit, typical of people that is in the middle of the development process and in search of the learning, and did he/she ask "why?". Game! He/she doesn't have anything of crab louse, but of very wise person. Actually, it is exactly for the absence of such posture that a lot of people have been stopping growing, of developing, simply because she has been stopping asking. The question was so good and intelligent, that finished me provoking to write that article. We will stop then with the beginnings, and to walk for the explanation given for the broker, of because the internet is not a threat to the good broker, but also because she can be a great problem for those that think that you/they are salespersons of immobile.
The fact is that exists a ploriferação of purchase sites and sale in the internet. All, or the great majority, with systems absurdly interactive, to turn more and more easy the search and purchase of goods. Cars, computers, appliances, books, foods, toys, CD's, and, also, immobile. Actually, I don't know what still lacks to sell for the internet. In the day that to find a site that sells and give raw brown sugar and tapioca, I will convince myself that "everything" tá in the net. But they see albeit I said physical "goods being marketed in the internet." Here it is the great lesson for us to understand that the "great net" is not, necessarily, a threat to the realtor.

As big as the illusion of thinking that Santa Claus exists (I hope he/she doesn't have any child reading this article), it is the illusion of thinking the realtor is a salesperson of products. Actually, the broker is a prestador of services, feeder and enterprising of dreams-that I learned with the friend Sérgio Porto. And it is exactly for that first aspect that the internet doesn't threaten the realtor. The services rendered involves specialized people, capable to hear and to understand needs, and, only starting from that analysis, to suggest solutions to be framed in the customer's profile. It is like this with doctors, lawyers, architects, and, it is logical, realtors. In those cases, the net just makes an approach paper, of previous knowledge, auxiliary in the process of delivery of the service.

Even in the services rendered on-line, most of the time, it exists in the other tip a specialist, somebody uncommon. It is for that that Elbert Hubbard's statement makes sense more and more: "A machine can make the 50 common people's work. But none can make the work of somebody uncommon." But for that the broker needs to do uncommon person's paper. He cannot restrict his/her performance to a mere presenter of immobile: "That here is the room, there it is the balcony, here the kitchen, and over there the rooms. Does he/she want to see other immobile one?". My God, that any newcomer to the market does, and with mastery. That is a mere attempt game and mistake. The uncommon and good broker understands that his/her role is to intermediate. On a side, full of expectations, needs, desires and dreams, the magnificent Mr. customer-or several, when it comes with husband, woman, son, coined engineer or lawyer-argh!. Of other, an infinity of options of properties in the market, a lot of ignored times of the Mr. customer, in the aspects of technical reliability of the product, documental safety in the purchase, perspective of valorization of the good, etc... It is in that instant that the broker becomes uncommon, and irreplaceable. Him constroe a bridge that the best machine or net system doesn't manage to do equal.

The other aspect that impedes me of thinking the internet as a threat for the broker, is when I imagine a person buying a property without knowing him/it, without feeling him/it, without visiting him/it. That until it can happen with other types of standardized products, produced in scale-television, car, sound, etc, but immobile, not. I don't get to imagine a madman or imprudent that he/she would buy a property for catalog. Until it already existed, in the time of the fat cows, when of he/she sold straw house catching fire. Sometimes, he/she still appears some. But they are rare. The reason is simple. To have an idea of the particularity of the very immobile, in a same walk of a building of apartments, two properties can have very different characteristics, in spite of a same plant, only because of the implantation in the tower. They influence for that: see, heatstroke, ventilation, neighborhood, etc... The visit to the place is almost relentless.

It is true that the internet, with all their portals, he/she can come to do the paper of the portal of "In the Limit", eliminating professional lives of several brokers. But, it is much more truth than those portals can be configured in a great opportunity of better visibility for the differential of the broker and of their sale exclusiveness. They are one more middle of communication with the white public. Now, if the broker if it doesn't position as a doctor in the area, somebody that hears and it seats his/her customer, without doubt shadow, it will be swallowed by the new technology. There, the internet can really turn the own demon, condemning the broker eternally to the hell of the sale of "an imovelzinho" a month.

With certainty, on this August 27 we have a lot what to commemorate. For instance, the fact that, more and more, we see brokers seek, through the recycling and continuous learning, the sky of the sales. And for that, nothing doesn't cost some good prayers. That God blesses the realtors richly, out and inside of the internet.
